How Much Is Land Transfer Tax? 

 In Canada, Land Transfer Tax is imposed on real property typically calculated on the value of the property being registered in a land registration office.  Land Transfer Tax is therefore the responsibility of the purchaser of the property.

Land Transfer Tax may not be imposed in all provinces and the means of clculation will vary by provincial jurisdiction.

In Ontario, the current tax is as follows:
0.5% on the first $55,000
1.0% on the portion between $55,000-$250,000
1.5% on balance over $250,000
If the land falls under the definition of single-family and duplex residences, an additional tax of 0.5% (1.5%+0.5% or 2%) applies to consideration over $400,000.

A more simple way to calculate is:

0 - $55,000                        0.005 x Amount
$55,000 - $250,000            (0.01 x Amount) minus $275
$250,001 - $400,000           (0.015 x Amount) minus $1,525
$400,000 +                        (0.02 x Amount) minus $3,525

If the property you purchase is in the City of Toronto, there is an additional land transfer tax.
