A 20-Step Marketing Plan to get your house sold FAST and for TOP dollar

  1. Develop a comparative market analysis (CMA) to help you establish the most effective asking price.
  2. Provide suggestions to help you maximize the value of your home. Provide list of other professionals if required. eg. painter, landscaper, window contractor, movers. etc.
  3. Increase market exposure by the placement of a 'Sam McDadi For Sale' lawn sign .
  4. Produce a detailed description of your property for the Multiple Listing Service (MLS) highlighting its strengths for buyers and other agents.
  5. Have photographs taken to enhance the various features of your home.  Produce virtual tours as deemed appropriate.
  6. Within 48 hours, your home will be promoted on our international website www.AndyMcGann.com, Sam McDadi's international website www.mcdadi.com,  the MLS website www.realtor.ca, and various other listing websites.
  7. Host an 'Open House' for other real estate agents, as deemed appropriate to help promote your property.  Provide feedback on result of your 'Open House'.
  8. Prepare high quality feature sheets of your home with emphasis on features and benefits that will appeal to buyers.  These will be available for potential buyers and other agents.
  9. Promote your home to potential buyers, clients, and investors in our database, who are seeking a house comparable to your home.
  10. Distribute 'Just Listed' notices, as deemed appropriate, throughout your neighbourhood, or to specific target markets, to inform them that your home is for sale.  Perhaps they may be a potential buyer, or are aware of potential buyers.
  11. Advertisements will be placed in the Mississauga News, Brampton Guardian, OAkville Beaver, Burlington Post, The Real Estate Book, The Globe and Mail, The Toronto Star, etc. on a regular basis, as deemed appropriate.
  12. Utilize innovative marketing techniques to promote your home, and to generate interested buyers.
  13. Schedule public 'Open House', when deemed appropriate.
  14. Provide updated information on your home to agents that are active in your area, and to those that have shown an interest in your home.
  15. Follow-up with salespeople who have shown your home to potential buyers to obtain buyer's reactions.
  16. Provide feedback on showings, advertising, etc. to keep you abreast of all activities. This assists in determining direction for future marketing efforts.
  17. Provide details on sales and new listing in your area that may impact the marketing of your home.
  18. Represent your interest during all aspects of the 'offer process', utilizing my 25 plus years of negotiating experience to obtain the best price and terms possible for you home.
  19. Once offer to purchase has been accepted, follow-up any/all outstanding items to ensure everything is completed in time-frame allocated in the offer.
